Listing Your Home

Every agent tends to develop their own unique style of managing a listing and there are a wide range of approaches that can satisfy home sellers needs. At Sellvation, we provide a high quality and consistent selling experience so that our sellers know exactly what they’re getting from day one. 

 

The first step in our process is the only one that we can’t do for you, and that is scheduling a listing consultation. We’re always happy to discuss whatever questions you might have over the phone or by email, but it should come as no surprise that the only way to get a totally accurate sense of the property is to see it in person. This meeting is always low-pressure and focused on getting to know your needs, getting to know your house, and making sure that you are confident and comfortable before we move forward.

 

Once you’re set to list, the first step is to take the photos of your home. As we’ve mentioned elsewhere, your home's photos are incredibly important to the success of your listing and Sellvation takes them very seriously. We use professional photographers who edit every picture in order to boost your home’s “online curb appeal.” All of our listings include interior and drone photos at no additional cost to you.

 

When we receive the edited photos, your house will be ready to activate on the MLS and be distributed to all major real estate portals (Zillow, Realtor.com, etc) so that it can be seen around the world. You will receive regular communication about your listing’s status to keep you informed and in the loop at all times. Every showing request that we receive will be confirmed with you, and your agent will be present for every showing. This ensures that buyers who contact Sellvation for showings directly can easily be accommodated. Because Sellvation only represents our sellers, buyers are more free than ever to schedule showings because we won’t solicit them endlessly for their business. It also means that buyers will never owe us commission on any of our listings.

 

We will contact you after each showing and confer any feedback we have and close up the house to your liking. After the right buyer sees and falls in love with your home, we will receive a written offer; all of our offers should be on the Florida standard FAR/BAR contract. We will go through the negotiation process with you until we end up with an executed contract that is ready to move forward.
